9 best tools to get real estate leads from Instagram

Instagram lead generation is three jobs: starting the conversation, giving people somewhere to go, and following up. Here are the best tools for each, with current prices.

A Reel gets views, someone comments "price?", and then what? Most posts lose people right there. They have to find your bio link, tap through a list of buttons, and hunt for the home they just saw.

This guide compares nine tools that fix different parts of that gap. Social media is worth the effort: in the National Association of REALTORS 2025 Technology Survey, 39 percent of respondents said it provided the highest number of quality leads, ahead of CRM at 23 percent and their local MLS at 17 percent.

How we made this list: SimpleListings makes the first tool on it, and it doesn't automate DMs, so we recommend other tools for that. We read each vendor's own pricing and help pages on November 4, 2026. We left out vendor-reported response rates, because we can't verify them.

Quick answer: the best Instagram lead tool for each goal

  • Give each post a page that captures the lead: SimpleListings.
  • Turn comments into DMs: ManyChat, or Inrō if you only need Instagram.
  • Reach people who don't follow you: Meta lead ads or click-to-WhatsApp ads.
  • Run everything in one system: GoHighLevel.
  • Share Instagram and WhatsApp conversations across a team: Kommo or Respond.io.

Instagram lead generation is three jobs, not one tool

Most lists rank DM bots against CRMs as if they did the same thing. They don't. An agent getting leads from Instagram needs to cover three steps:

  1. Start the conversation. Someone comments or sends a DM, and a tool replies right away. This is what ManyChat and Inrō do.
  2. Give them somewhere to go. A page with the photos, price, details and a message button answers most of the first questions. This is what SimpleListings does, and bio link tools do in part.
  3. Follow up. Someone has to reply, track the lead and come back to it. This is what a CRM or shared inbox does, such as GoHighLevel, Kommo or Follow Up Boss.

If you post a few listings a month, start with the second step. A DM bot that sends people to a weak page only speeds up the moment you lose them. You can add the rest when replying by hand stops being possible.

The 9 best tools for getting real estate leads from Instagram

1. SimpleListings: best for turning posts into lead pages

SimpleListings turns the listings you already post into pages. Type your Instagram username, pick your posts, and it builds each one into a page with photos or video, price, details, a WhatsApp button and a contact form. There's no Instagram login for this. Put the page in your bio, in a Story, or in a DM reply.

  • Price: Free covers 3 properties. Pro is $19/mo for 50 properties, or $16/mo billed yearly. Advanced is $29/mo.
  • Why it stands out: you don't re-enter a listing you've already posted, and people land on that property instead of a list of links. The same account gives you a real estate bio link with your catalog.
  • Where others are better: it doesn't reply to comments or DMs on Instagram, so pair it with ManyChat or Inrō for that. Leads export as a CSV rather than syncing to a CRM. Some public accounts can't be read by username, and those agents connect a Business or Creator account instead.

To get more people to that page, see our real estate bio link guide.

Two SimpleListings screens: an agent's bio link page with buttons for all properties, call, WhatsApp and website, and the listings page it opens, a grid of property photos with prices and sale or rent labels

2. ManyChat: best for turning comments into conversations

ManyChat is the best known option. Someone comments a keyword like "PRICE" on your Reel, and it sends them a DM with the link and can ask for their details. It isn't built for real estate, so you write the flows yourself.

  • Price, billed yearly: Free covers 25 active contacts. Essential is $14/mo for 250 contacts, Pro is $29/mo for 2,500, Business is $69/mo for 7,500, and Advanced is $139/mo for 25,000.
  • Best for: agents whose Reels already get comments.
  • Watch out for: it needs a Business or Creator account, billing rises with active contacts, and WhatsApp is only on Pro and above.

3. Meta lead ads: best for reaching people who don't follow you

Every other tool here works with people already looking at your posts. Meta's instant forms let people send their details without leaving Instagram or Facebook, with contact fields filled in for them. Click-to-message ads open a chat in WhatsApp or Instagram Direct instead.

  • Price: no software fee, only what you spend on ads.
  • Best for: a seller campaign in one neighborhood, or a listing that needs more reach.
  • Watch out for: you need a privacy policy for the form, and you pay whether or not leads turn into conversations. US housing ads also have targeting limits, so read Meta's rules first.

4. GoHighLevel: best all-in-one system

GoHighLevel combines a CRM, funnels, follow-up and Instagram triggers for comments and DMs. It's general marketing software that offers a real estate template, so expect to spend time on setup.

  • Price: Starter is $97/mo and the next tier is $297/mo, with a 14-day trial. SMS, email, calls and AI are billed by usage on top. WhatsApp is a $10/mo add-on per sub-account.
  • Best for: teams that will replace several tools and have someone to run it.
  • Watch out for: Instagram must be linked to a Facebook Business page, and Meta's reply windows apply. It's a lot of system for one agent posting a few listings.

5. Inrō: best for Instagram-only DM automation

Inrō focuses on Instagram alone. Comments, story replies, mentions, incoming DMs, ads and Lives can all start an automation.

  • Price, in euros: Free covers 100 active contacts a month and 3 automations. Pro starts at €12.99/mo and rises with activated contacts. Managed service starts at €299/mo.
  • Best for: agents who get all their leads through Instagram DMs.
  • Watch out for: there's no WhatsApp, and automations stop when you reach your cap. It needs a Business or Creator account.

6. Kommo: best messaging CRM for sales teams

Kommo is a CRM built around chats, so conversations become deals in a pipeline. It lists comment-to-DM, follow-to-DM, story reply and keyword triggers, and connects to the official WhatsApp API.

  • Price: Base is $25, Advanced is $35 and Pro is $45 per user a month, with a 6-month minimum. There's a 14-day trial and no free plan.
  • Best for: brokerages with several agents answering Instagram and WhatsApp.
  • Watch out for: it's a general CRM, so it doesn't manage your listings, and you pay for at least 6 months up front.

7. Linktree: best simple bio link

Linktree is a familiar list of links, with basic email and phone sign-ups. Its paid plans also include Instagram auto-replies that send a link to people who comment.

  • Price: Free has basic links. Starter is $7/mo billed yearly or $9 monthly, Pro is $14 or $17, and Premium is $30 or $35 with unlimited auto-replies.
  • Best for: agents who only need a few links and a sign-up form.
  • Watch out for: listings stay as links to other sites. Our comparison of link in bio tools for agents covers the alternatives.

8. Respond.io: best shared inbox for larger teams

Respond.io brings Instagram DMs, comments, story interactions and WhatsApp into one inbox, so a team can share and assign conversations.

  • Price, billed yearly: Starter is $79/mo with 5 users, Growth is $159/mo and Advanced is $279/mo, each with 10 users. There's a 7-day trial and no free plan.
  • Best for: brokerages with a high volume of messages across channels.
  • Watch out for: Workflows, broadcasts and AI agents need Growth or above, and WhatsApp fees from Meta are extra.

9. Chatfuel: best for AI replies on a small budget

Chatfuel automates replies to comments, Reels comments, DMs and click-to-message ads, with AI replies and WhatsApp support.

  • Price: Business S is $18/mo billed yearly and includes $20 of AI credits a month. There's a free trial and no free plan.
  • Best for: agents who want AI to handle first replies.
  • Watch out for: credits don't roll over, and AI replies pause when they run out. Check every answer before you let it talk to buyers.

Others worth knowing

Parva is a very new bio link for licensed US agents, with forms for showings and home valuations. It's free for 5 listings and 5 leads a month, with Pro at $39/mo. LeadResponse is an Instagram DM tool priced per lead, at $0.99 a lead or $99/mo for 100 leads. Follow Up Boss is a real estate CRM for keeping track of leads once you have them, from $69 per user a month. Its pricing page doesn't mention Instagram capture, so you'd connect it through another tool.

Three setups, depending on your budget

Free, for a few listings a month. Import your posts into SimpleListings, put your bio link in your profile, and answer "Send me the link" comments by hand with the property page. ManyChat's free plan covers your first 25 active contacts.

Under $50 a month, for agents posting Reels every week. SimpleListings Pro for pages, plus ManyChat Essential or Pro to send the link to anyone who comments a keyword. On Pro, ManyChat can continue the conversation on WhatsApp.

$100 or more a month, for teams. GoHighLevel, or Kommo per user, to track every lead. Keep property pages as the link they send, and add Meta ads once you know which listings and messages get replies.

A note on statistics: you'll see "46% of realtors say social media is their best source of quality leads" repeated online. We couldn't find that figure in NAR's 2025 report, which says 39 percent, based on 1,241 usable responses, and asks about lead-generating technology. Treat vendors' open and reply rates the same way until you've tested them on your own account.

About getting real estate leads from Instagram.

There isn't one tool for the whole job. ManyChat is the usual choice for turning comments into DMs. SimpleListings turns the property in your post into a page with WhatsApp and a contact form, so people have somewhere to go. Many agents use one of each, plus a CRM once leads build up.

Yes. Comment-to-DM tools and a property page in your bio both work on organic posts and Reels. Ads reach people beyond your followers, but you can test your posts and pages first without spending on them.

For DM automation, usually yes. ManyChat and Inrō need a Business or Creator account, and Kommo and Respond.io ask for an Instagram Business account. SimpleListings can import your posts from your username without logging in, though you connect a professional account for automatic sync and publishing.

As of November 4, 2026, ManyChat lists a free plan for 25 active contacts, Essential at $14 per month for 250 contacts, and Pro at $29 per month for 2,500 contacts, all on annual billing. WhatsApp is only available on Pro and above.

Lead with the listing you are promoting and your full property catalog, then a direct way to contact you. A list of buttons to other websites makes people work harder than a page that already shows the home, the price and a message button.
